New Government Building Regulations
Since April 2002, all window installations in the UK have had to comply with Building Regulations and failure to do so could result in prosecution for both the installer as well as the home-owner. Subsequently through our membership of FENSA our customers are assured that all of our installations meet the legal requirements and comply with the most recent Building Regulations.
When replacing windows and doors, homeowners must now comply with current thermal performance standards and ensure they receive a FENSA certificate. As we are a FENSA registered company we are approved to install replacement windows and doors and self-certify compliance under these Building Regulations without the need for a separate assessment from Building Control.
Within 10 days of receiving the details of your installation, we register the work with FENSA and the Building Division of your local authority. Finally upon completion of your installation we will issue you with a FENSA certificate verifying compliance with the new regulations.
The Government has also changed the Building Regulations governing energy efficiency of houses in England and Wales. These changes are covered by an Approved Document, Part L of the Building Regulations. The objective of Part L is to improve the energy efficiency of housing in the UK including the energy efficiency of windows. Subsequently the document means that all new double glazing is:
• Controlled by Building Regulations and needs Local Authority Building Control approval before it can be installed. If you do not have approval before fitting replacement windows, then you will be in breach of Building Control and could have to remove the windows and even have difficulty in selling the house.
• Required to meet higher energy efficiency requirements. Effectively, this means that all windows must have low-e glass fitted as standard and be tested to prove that they are capable of meeting the requirements.
